Friday Feature – 12/14/2007
In the local paper today, there was a article on saving money by driving to Cottontown and Briarwood Estate. I checked out what is presently on the market there and found three homes currently listed. THey are all 3000 sq ft plus, and the asking prices start in the 340k range. They seem to be really nice homes that folks would enjoy. I am not sure about how much money you are saving vs other homes closer to town, but, you may want to check out the Briarwood subdivision on realtracs.com.

Capital Gains in 2008
This weekend, I was looking at a farm and was asked about the capital gains tax break in 2008 for long term investments. I was caught a little off guard, but, of course went to research the topic. Here is an article I found among many:

If this does not change, this could be a big break for many folks. Just something worth knowing about.
Here is another article on the issue. It would be worth your time to speak to your tax adviser about this if you have a long term investment you have been thinking about selling.

Out of context….
I would like to go a little out of context, yet remain true to the County.
Fox Entertainment is presently running a competition called The Next Great American Band. It is very similar to American Idol, with the slight difference in that bands compete instead of individuals. One of my friends is on this show, and tonight, will move into the final four. Denver and the Mile High Orchestra are a modern day Big Band and have pressed through to the top four. After tonights show, there will be another round of voting, and, since Denver resides in our county, I thought I would post this in hopes you might tune in at 8pm tonight and spend the next few hours voting for our local boys!

Today, my attention has been drawn to larger parcels of land for sale here in our county. Due to that, I figured I would post a few that caught my eye as I was poking around. Both these parcels contain 50+ acres, and are ready for the new owners!
Deborah Smith with The Realty Association has a 82 acre parcel listed up in Bethpage on Leath Lane. It has been on the market for 165 days and they are asking $249,900. There is 100 foot of road frontage and an older mobile home on the property. It sounds like a great place for a hunting retreat.
The next property is listed by Barry Jarvis at Caldwell Banker Barnes. It is located at 829A Shun Pike in Cottontown. It contains 98 acres and is listed for $359,900. (3,500 an acre thereabouts) Barry mentioned in his listing several streams and great hunting areas. It has City Water and about 90 foot of frontage on Shun Pike.
From what has been going on in the market, and what these properties are listed for, I would feel safe in saying you would not go wrong on either one of these.

Auction Report – 12/8/2007
Yes, it is getting a little cooler, but the auction season is carrying on! This week, there are 3 auctions in Sumner County, each with it’s own uniqueness.
1. For the second week in a row, folks who have been considering a large home purchase will have a new construction home placed on the market at auction. Last week, a house in Fairvue brought $630,000 around homes that are being sold for the 850’s to 950’s. This week, Re/Max will be offering a Mediterranean style home in the Savannah development. Mark Williams will kick it off around 10 am. After the house, there will also be 4 residential lots offered for someone looking to build in the near future.
2. Also at 10 am, Wally Gilliam will offer 42 +/- acres on Floyd Graves Road. The land has been divided into 6 separate tracts ranging from 5.2 to 9.5 acres. There is an older mobile home and tobacco barn on the property as well. For tract seekers, or hunters, this would be a good one to attend.
3. Coldwell Banker is offering 103 Carter Lane, Castalian Springs, at 11am. This 3 bedroom, 2 bath house and horse barn sits on 9.38 acres. It has frontage on 2 roads, and is located between Hartsville and Gallatin. Owners are relocating and are ready to sell.

The “Power” of a job well done!
Recently, I was honored to hold an auction on a property here in Sumner County on Upper Station Camp Creek Road. The owners were out of town folks who had really never heard of me except from their father for whom I had worked the previous year. I just received a letter from them expressing their thoughts on what they had just experienced, and I was humbled by what they had to say.
They were overly kind in their words and expression of their appreciation. But, after reading their letter, I turned to my wife and said, “that is why I do what I do and why I do it the way I do.”
My father and grand-father always told me to work with a high level of integrity, and to always give it all I had! Giving my second best effort was not something they instilled as acceptable, and, dishonesty was met with the “crack of the whip.” They themselves are shining examples of what these two principles can mean to someone who is in this business. It is difficult to find someone with a verifiable and substantial, and/or credible complaint against them. And for two men with a combined 88 years in the business, that is saying a-lot.
What I have learned from them, combined with what I learned from my reaction to the letter is this, doing the job right with a high level of integrity will (1.) bring people back to work with you in the future (2) give you the energy to get up and do a “well done job” for the next person you work for.
So, thanks to my Grand-father and Father for the lessons well taught, and thanks to my clients for the encouragement to continue!
