Rates keep going lower!
Just this morning I was informed that rates on 30 years were at 4.875% These are phenominal rates for those who are looking to buy or refinance in the Real Estate World. It is also a little good news for the Real Estate Agent who has a client who is thinking of buying as well.
If you add this new low rate to the first time home buyers credit of $7,500, you can see why this makes sense for the local buyer. This can also help motivete the seller to be agressively and correctly priced for the new wave of buyers this will bring on.

Bringing Home the Children Benefit auction!
This Thursday we have the unique privilege of host the first of what will hopefully become an annual event, Bringing Home the Children Benefit Auction. Since my family has personally started the adoption process, we quickly became aware of how monumental this step is in a couples life. It will test your guts, patience, resolve, and will to endure, Not to mention your pocketbook. What we have also learned is the amount of generosity that people have in their heart for sucn a great cause.
So, in our efforts to help, we will host the first ever Bringing Home the Children Benefit Aiction this Thursday evening at 6pm. There is a really cool list of items that have been donated by local providers, stores, and individuals that we will offer at this sale. It will be held at The Church at Indian Lake in Hendersonville. Please come by and donate some of your hard earned money to a great cause, to help local families in their pursuit of giving the gift of family anf home to an orphaned child! I promise, you will have a good time and the opportunity to get some great stuff!

Patience My Dear!!!
So much of life is run in the fast lane. We have become so accustom to things moving at break neck speed, it is easy to forget how to slow down and relax. I know for years as a child, we would go on family vacation, but the pace of life never really slowed down. Dad would have to make calls into the office to stay on top of any given situation. If you didn’t, well, your contract or sale might fall through, leaving you wondering how you would pay for the vacation you were on.
And now we have run into a market which has left many agent wondering what to do with so much free time. With the market slower than it has been in years, it is easy to become frustrated and force yourself to spin your wheels getting no where. Doing this can only lead to high blood pressure and stomach pains from stress. Doing alot and accomplishing little is not good for your soul.
The key in this market place is going to be patience. Many current licensees will drop by the way side, not wanting to pay the dues necessary to stay in the business. Others will drive themselves into the ground, spinning their wheels, and money, and getting nothing done. But those who will survive and thrive are the ones who are willing to be patient, work hard, and be smart.
Their is going to be transactions take place, even in a slow market. Here in Sumner County, we have not seen anything like Florida, California, and other neighboring states. Just yesterday, Florda put a moritorium on foreclosures for 45 days to try and stop the bleeding. If that comes to us here in Tennessee, we will think these days were great! We just have to hunker down and work hard, patiently awaiting for the sun to shine again. Being patient and allowing yourself to even relax and enjoy some quiet time in a book (preferably one that will help and encourage you) is a major key to not going under during this time. And even more important, it is the key to your health (physical, mental, and emotional) and ability to survive these long winter months!

The Brilliance of Auctions.
This is something we have been saying for quite some time about the credibility of using an auction to gage pricing in your area. I ran across this article today, and it only stood to prove my position.
Auctions have long been touted as a place to get a “steal” in our local market. Or a place to pick up a good property to make some money. The truth however is that an auction can be a solid basis on how to price your inventory or surrounding houses. When inventory exceeds potential buyers, the method of auctioning can be a great way to have reality brought back into the market. Banks have began using the “Multi-Property Auction” method to clear out inventory, but also to give them guidance on pricing the rest of their homes.
